Budget figures are planning ranges, not quotations
Every figure on this site is a planning range in US dollars for commercial construction in the Pikes Peak region. Each excludes land, design fees where separately engaged, permit and plan review fees, utility tap and connection fees, survey and geotechnical reports, testing and special inspection, furniture and equipment, owner contingency and any applicable tax. Each assumes normal site conditions, normal soils and a buildable season. All of them carry the date they were last reviewed.
They are published so an owner can size a project and take a number to a board before spending money on design. They are not an offer, not a quotation and not a bid. The figure that binds either of us is in a written proposal or a guaranteed maximum price for a defined scope.
The ranges are wide on purpose and the width is information rather than evasion. What moves a number to the top of its range is set out on the budgets page, together with the soft costs that sit on top of any construction number and are the commonest reason a budget is wrong.
Some lines carry no figure at all and say “site visit”. That is not a sales device: a foundation on expansive soils is priced from a geotechnical report for a specific parcel, and no web page has that information.
Division numbers on this site are not CSI MasterFormat numbers
The divisions used throughout this site — 01 through 05, and the item references within them — are a reference scheme for this document only. They are organised the way a schedule of values is organised because that is the argument the site is making, but they do not correspond to CSI MasterFormat division numbers.
This is stated explicitly because a reader who knows what those numbers mean would otherwise reasonably assume a correspondence that does not exist. On an actual project, the schedule of values is organised to whatever standard the contract specifies.
Spans are planning figures and not commitments
Every duration on this site assumes a project of ordinary size and complexity, a normal permitting path, available long-lead equipment, and a buildable season. Real projects meet entitlement delays, additional rounds of plan review, utility lead times that exceed the construction duration, differing site conditions, and weather.
A schedule for your project comes from one built against your scope and your constraints, and even then it is a plan rather than a promise. Anyone offering a guaranteed completion date without having seen the site and the drawings is selling optimism.
What this site does not claim about credentials
T-Bone Construction, Inc. is a general contractor that employs a licensed architect as part of an in-house architectural design team. The company is not itself licensed as an architect and is not an architecture firm. Nothing anywhere on this site should be read as a claim to the contrary. The capability is described throughout as design-build and integrated design, and the distinction is set out in full on the architect inside.
The circular device used on this site is a visual reference to the practice of certifying drawings. It is decorative, it is hidden from assistive technology, it carries no licence or registration number, and it is not a seal, a stamp or a certification of anything.
This site does not display a contractor licence number or an architect licence number, and it does not invent either. Both are given on request and can be checked with the issuing bodies directly — the Pikes Peak Regional Building Department and the Colorado State Board of Licensure for Architects, Professional Engineers and Professional Land Surveyors. Ask us for them, and ask every other firm you are considering for theirs.
No statistics, awards, clients or photographs
This site publishes no safety statistic or experience modification rate, no bonding capacity, no insurance limit, no dollar volume, no project count, no named client, no project address, no award, no certification badge, no review score and no photograph of completed work.
That is deliberate. None of it is checkable from a web page, and a substantial share of the people reading this are buying on behalf of an organisation that is specifically required to verify things. Each of those claims is instead routed to the mechanism that actually proves it: a prequalification submittal, a surety letter addressed to you, a certificate of insurance naming your project, or a reference you telephone yourself. The about page sets out which is which.
Three facts are published because all three can be verified: established 1986, incorporated in Colorado 1993, licensed with the Pikes Peak Regional Building Department since 1996.
What is described here about the authorities is general
Descriptions on this site of planning and zoning review, building plan review, fire review, public works and traffic review, utility applications and special inspection are general information written by a builder to help you plan.
They are not the authority’s own information, they are not legal advice, and fees and procedures change. Where anything here disagrees with current requirements, current requirements are correct, and anything consequential should be confirmed with the jurisdiction.

Ask before you award, not after
Anything on this page that is unclear, or anything your organisation needs in a different form — a certificate of insurance naming your project, a letter from our surety, our licence details, a subcontractor list, or a prequalification submittal on your own form — is a telephone call away, and we would much rather you asked.
