Region

Where we build

Colorado Springs and the Pikes Peak region, where a firm that has built here since 1986 knows four things that are expensive to learn on somebody else’s project.

01The region

Every region has conditions that surprise outsiders. Here there are four, and they recur with enough regularity that an out-of-state designer can be identified from the drawings.

Wind

Design wind loads along the Front Range are higher than most of the country, and the gust conditions here are genuinely severe. A canopy, a sign, a parapet or a rooftop screen detailed for somewhere flatter will not stand, and the structural consequences reach further into the building than people expect.

Hail

This is one of the most hail-affected parts of the United States, and that has consequences in both construction and insurance. Roof membrane selection, skylight and glazing choice, rooftop equipment protection and even wall cladding are all decisions that look ordinary on paper and turn into a claim here. An owner with a building to insure should raise this at design rather than discover it at renewal.

Soils

Parts of this region sit on expansive clay, which swells as it takes on water and lifts whatever is above it. The remedies — over-excavation and replacement, moisture conditioning, a structural floor, drilled piers — are all substantial, and which applies is determined by the geotechnical report rather than by anybody’s sense of the street. A slab designed without one is a claim with a delay fuse on it.

Season

The earthwork window here is shorter than the calendar implies. A project that gets its underground in and its pad built before the ground closes carries on through the winter inside a building. One that misses it waits, and it does not wait a month, it waits a season. This single fact is the strongest argument for starting the design conversation earlier than feels necessary.

High altitude, as well

Worth a line of its own. Altitude affects equipment sizing and derating, combustion air, some finishes and coatings, and the performance of mechanical systems selected from a catalogue at sea level. It is not a large cost, and it is a frequent source of a system that does not perform as specified.

What a commercial project goes through here

Published because owners consistently underestimate how many separate reviews a commercial building passes, and because every one of them is a date on the schedule.

Review paths · a commercial project in this region
Review What it covers When it bites
Planning and zoning Use, site plan, setbacks, parking, landscape Before anything else. An unentitled site is a much longer project
Building plan review Structural, accessibility, energy, and the trades The main queue. A complete set gets one round; a poor one gets three
Fire Access, hydrants, suppression, alarm, occupancy Frequently the review that changes a site plan late
Public works and traffic Access, right of way, drainage, traffic impact Where a traffic or drainage study is required, it is a long lead
Utilities Water, sewer, gas and the electrical service The service application is the longest lead item on many projects
Special inspection Independent inspection of structural work during construction Throughout. Normally retained by the owner, which is correct

Several of these run in parallel and several do not. Sequencing them is a real part of what a design-build arrangement does for you, because the person applying for the electrical service is the same person drawing the building it serves. Confirm current fees and procedures with the jurisdiction — they change, and this is a builder’s account rather than the authority’s own information.

Tell us where the site is

The address or the parcel decides more than almost anything else at this stage: the jurisdiction, the likely soils, what utilities are at the property line, and whether the site is entitled. Give us that and a sentence about the building, and the first answer is usually useful.
